The plans in brief

The proposals are for a residential development which will provide an attractive place to live, with its own sense of place, while still retaining much of the rural character of the local area.

The plans include 1,250 homes, along with generous landscaped areas, open space and other community benefits to provide suitable facilities for new and surrounding residents. Along with new housing this development will open up more green space for local people to use and enjoy.

Overview and site

The proposal is for a new village, comprising 1,250 homes (1, 2, 3, and 4 bed family houses) with much-needed affordable housing, new community facilities, extra care apartments for elderly people, an 80 bed care home and a village primary school.

Key Design Features

A new road serving the village will bypass Pump Lane, making it a less attractive route for rat-running and reducing traffic past existing houses.

Creation of a loop road which links to Lower Rainham Road via a right turn lane.

The proposals will include significant areas of open space around the perimeter of the site; there will also be a village green serving both the existing residential properties and the new development.

We expect to submit an application in Summer 2019, start on site in 2020, and complete the building in 2030.
